01 / Service scope
We run the repeatable parts of short-term letting: arrivals, cleaning cycles and condition checks. Every task gets an owner, a timestamp and a written handoff in the property log.
Lane 01
Arrival windows agreed with the guest, key or lockbox handover arranged, access codes rotated between stays, and each arrival confirmed in the log.
CoversArrival scheduling, access handover, arrival confirmation, late-arrival notice. Stays with youGuest screening decisions, refunds, platform disputes.
Lane 02
Turnover cleans planned against the booking calendar, linen and consumable levels checked, and each clean closed out with a completion time and cleaner initials.
CoversCleaning cycles, linen and supply restocking, photo confirmation of readiness. Stays with youApproval of deep repairs, supplier contracts, damage claims.
Lane 03
Scheduled walkthroughs with dated photos and a fixed checklist, so small issues are recorded before a guest reports them.
CoversVisual checks, photo evidence, issue category and resolution state. Stays with youRepair decisions and costs.
All lanes are operational and administrative support only. We do not provide legal, tax, investment or financial advice, and condition monitoring is checklist-based, not a technical building inspection or safety certification. You remain responsible for compliance, permits and platform account decisions.
Every row carries a task, an owner, a timestamp and a state. Nothing is marked done without all four.
| Lane | Task | Owner | Timestamp | State |
|---|---|---|---|---|
| Check-in | Arrival confirmed, key handover slot booked at the door | MK | 13:42 | Verified |
| Check-in | Late arrival requested for 23:10, landlord approval pending | OV | 21:05 | Action needed |
| Housekeeping | Departure clean scheduled with the regular team | LD | 15:30 | Scheduled |
| Housekeeping | Linen shortage flagged, replacement set ordered | LD | 12:10 | In progress |
| Condition | Post-stay photo set uploaded, 14 frames on checklist | IK | 16:20 | Verified |
| Condition | Scuff on hallway wall photographed, repair quote requested | IK | 16:34 | Action needed |
Condition monitoring is a visual, checklist-based record. It is not a technical building inspection, insurance survey or safety certification. See how scope changes pricing.
04 / Pricing
Scope-based quotes. No per-night commission, no revenue share.
We do not publish a fixed per-unit rate, because two apartments in the same building rarely need the same work. A quote is assembled from three inputs: how many units, which operational lanes you hand over, and how often each unit is visited. You receive the assumptions in writing before anything starts.
| Factor | Effect |
|---|---|
| Units under management | Higher volume lowers the per-unit rate. |
| Lanes handed over | Check-in only, housekeeping only, or the full set with condition monitoring. |
| Visit frequency | Turnover-only coverage costs less than scheduled weekly checks. |
| Travel distance | Units outside the central districts carry a separate travel line. |
Condition monitoring is visual and checklist-based. It records what an inspector sees at a timestamp and nothing more.

05 / Ops review
A 30-minute call with an operations lead. We read your calendar, cleaning schedule and current handover process, then send a written summary: the tasks we take over, and the tasks that stay with you.
Operational and administrative support only. Not legal, tax, investment or financial advice, and no booking, occupancy or income guarantees. Task levels are listed in pricing and boundaries.
