01 / Service scope

Three lanes, one log per property

We run the repeatable parts of short-term letting: arrivals, cleaning cycles and condition checks. Every task gets an owner, a timestamp and a written handoff in the property log.

  1. Lane 01

    Check-in coordination

Arrival windows agreed with the guest, key or lockbox handover arranged, access codes rotated between stays, and each arrival confirmed in the log.

CoversArrival scheduling, access handover, arrival confirmation, late-arrival notice. Stays with youGuest screening decisions, refunds, platform disputes.

  2. Lane 02

    Housekeeping schedules

Turnover cleans planned against the booking calendar, linen and consumable levels checked, and each clean closed out with a completion time and cleaner initials.

CoversCleaning cycles, linen and supply restocking, photo confirmation of readiness. Stays with youApproval of deep repairs, supplier contracts, damage claims.

  3. Lane 03

    Property condition monitoring

Scheduled walkthroughs with dated photos and a fixed checklist, so small issues are recorded before a guest reports them.

CoversVisual checks, photo evidence, issue category and resolution state. Stays with youRepair decisions and costs.

All lanes are operational and administrative support only. We do not provide legal, tax, investment or financial advice, and condition monitoring is checklist-based, not a technical building inspection or safety certification. You remain responsible for compliance, permits and platform account decisions.

04 / Pricing

Scope-based quotes. No per-night commission, no revenue share.

The quote follows the scope, not the booking calendar

We do not publish a fixed per-unit rate, because two apartments in the same building rarely need the same work. A quote is assembled from three inputs: how many units, which operational lanes you hand over, and how often each unit is visited. You receive the assumptions in writing before anything starts.

What moves a quote up or down
FactorEffect
Units under managementHigher volume lowers the per-unit rate.
Lanes handed overCheck-in only, housekeeping only, or the full set with condition monitoring.
Visit frequencyTurnover-only coverage costs less than scheduled weekly checks.
Travel distanceUnits outside the central districts carry a separate travel line.

Outside our scope

  • Legal, tax, and accounting advice
  • Investment or yield projections
  • Technical building inspections and safety certification
  • Insurance surveys and claims handling

Stays with the landlord

  • Ownership, taxes, and platform account status
  • Rates, calendar policy, and guest approval rules
  • Repair decisions and contractor payments
  • Final sign-off on any condition issue we flag

Condition monitoring is visual and checklist-based. It records what an inspector sees at a timestamp and nothing more.
